Booking Terms & Conditions

These Terms and Conditions constitute a legally binding agreement between yourself and Lakeshores Accommodation.

You acknowledge that you agree to,  and are subject to, these Terms and Conditions on behalf of yourself and all  staying with you.

Welcome to Lakeshores Accommodation. By booking with us, you agree to these terms and conditions on behalf of yourself and all other occupants.

General Booking Conditions

  • Guests are granted permission to occupy the property for short-term rental only; this is not a Residential Tenancy Agreement.

  • The primary guest making the booking must be at least 18 years old.

  • Credit card details provided must match the primary guest unless pre-approved in writing.

  • Bookings are non-transferable without written consent from Lakeshores Accommodation.

  • Guests must provide accurate and current contact information and may be required to show photo identification upon arrival. 

Payment & Fees

  • A 25% deposit is required within 24 hours of booking. The remaining balance is due 30 days before arrival.

  • Payments can be made via credit card or direct debit (EFT). Booking fees apply and are non-refundable.

  • Additional commissions apply for bookings made via external websites.

Cancellations & Changes

  • Cancellations made at least 30 days before arrival are refundable minus booking fees.

  • Cancellations within 30 days of arrival are non-refundable.

  • No partial refunds for shortened stays or reduced guest numbers.

  • If we successfully rebook the property for your full cancelled dates, a refund less reasonable administration costs may be provided. 

  • In the event Lakeshores Accommodation must cancel a booking, we will provide a full refund or suitable alternative accommodation. 

  • Changes to bookings will incur a fee of up to $150, covering administrative and rebooking costs.

Rates & Occupancy

  • Rates are based on the number of booked guests; additional guests incur extra charges.

  • No guests beyond the booked number without prior written approval.

  • Lakeshores Accommodation may relocate bookings if necessary due to unforeseen circumstances.

Arrival & Departure

  • Check-in from 2:00 PM; check-out by 10:00 AM.

  • Late check-outs incur fees ($75/hour).

  • Early check-in or late check-out requests must be confirmed by Lakeshores Accommodation.

  • Guests who significantly overstay without approval may be removed by law enforcement as trespassers and will be liable for additional charges. 

Guest Responsibilities

  • Guests must keep the property clean, tidy, and secure during their stay.

  • Furniture must remain in its original position. Moving furniture will incur a fee of $150 to cover repositioning (or costs plus admin fee).

  • All rubbish must be correctly disposed of; excess garbage removal will incur fees (from $35 to cost plus admin charges).

  • Barbecues and fireplaces must be cleaned after use; failure to do so results in a $150 contractor fee.

Smoking & Pets

  • Smoking is strictly prohibited inside and outside the property, including balconies.

  • Pets are permitted only at designated pet-friendly properties with prior approval and payment. Unauthorized pets result in eviction and additional charges.

  • All pet waste and fur must be removed from the property and yard. A fee of $150 will apply if faeces and dog toys etc not removed. Excess cleaning fees may apply.
  • Any damaged cause by pets must be rectified at guests expense.

Behaviour & Good Neighbour Policy

  • Guests must respect neighbours, parking restrictions, and community standards.

  • Excessive noise after 10 PM or parties are prohibited and may result in eviction, forfeiture of bond, and additional charges.

  • Guests must comply with the NSW STRA Code of Conduct. Breaches may lead to penalties including inclusion on the NSW STRA Exclusion Register.

  • Abuse of Staff: Abusive, threatening, or aggressive behaviour towards Lakeshores Accommodation staff, representatives, or contractors will not be tolerated. Such behaviour will result in immediate termination of your stay, eviction without refund, forfeiture of the bond, and potential legal action. 

  • Bad Books Register: Guests who breach these Terms may have their details added to a guest exclusion register (“Bad Books Register”) and shared with other holiday rental providers.

Security & Monitoring

  • Properties may have external security cameras or noise monitoring devices for compliance and safety. Tampering with these devices leads to immediate eviction.

Maintenance & Issues

  • Report maintenance issues immediately to Lakeshores Accommodation. Compensation or refunds will not be considered unless Lakeshores Accommodation has been given an opportunity to address the issue.

Property Access

  • Lakeshores Accommodation reserves the right to enter properties to conduct necessary maintenance or inspections, providing notice whenever possible.

Liability & Insurance

  • Lakeshores Accommodation and property owners are not liable for personal loss, injury, or property damage caused by events beyond our control, except where required by Australian Consumer Law.

  • Guests should secure travel insurance to cover unforeseen circumstances.

  • Guests are responsible for supervising children and pets at all times.

Guests’ Personal Belongings 

  • Lakeshores Accommodation and property owners are not liable for any loss, theft, or damage to guests’ personal belongings during their stay. Guests are solely responsible for securing their items and should ensure doors and windows are locked when leaving the property. Any belongings left behind after departure can be returned at the guest’s expense, plus a handling fee of $50.

Bond & Damages

  • A bond (minimum $500) is required and may vary based on the property. Damages or breaches of these terms will result in deductions from the bond.

  • Guests are liable for costs exceeding the bond amount.

  • Bond deductions will equal the actual costs of rectifying damage, extra cleaning, or losses caused by breaches, with any remainder refunded within 7 days of departure. 

  • Damages, extra cleaning, unauthorized guests, overstays, or other breaches will incur charges plus an $80 processing fee for claims over $150.

  • Guests agree not to dispute or charge back valid charges made under these Terms. 

Privacy & Data Protection

  • Personal information is collected to manage bookings and comply with legal obligations. Data handling complies with Australian Privacy Principles.

Accessibility & Anti-Discrimination

  • Lakeshores Accommodation welcomes all guests equally, complying fully with Australian anti-discrimination laws. Please advise us of any special accessibility requirements at the time of booking.

Force Majeure (Unforeseen Events)

  • Lakeshores Accommodation is not liable for bookings impacted by natural disasters, government actions, or uncontrollable events. Guests will be offered alternative arrangements or refunds in line with applicable law.
