Lakeshores Accommodation – Terms and Conditions
These Terms and Conditions constitute a legally binding agreement between you and Lakeshores Accommodation. By making a booking, you acknowledge that you agree to, and are subject to, these Terms and Conditions on behalf of yourself and all guests staying with you.

1. General Booking Conditions
- Guests are granted permission to occupy the property for short term rental only. This is not a Residential Tenancy Agreement.
- The primary guest making the booking must be at least 18 years old.
- Credit card details provided must match the primary guest unless pre approved in writing.
- Bookings are non transferable without written consent from Lakeshores Accommodation.
- Guests must provide accurate and current contact information and may be required to show photo identification upon arrival.
2. Payment and Fees
- A 25% deposit is required within 24 hours of booking. The remaining balance is due 30 days before arrival.
- Payments can be made via credit card or direct debit (EFT). Booking fees apply and are non refundable.
- Additional commissions may apply for bookings made via external websites and online travel agents.
3. Cancellations and Changes
- Cancellations made at least 30 days before arrival are refundable minus booking fees.
- Cancellations within 30 days of arrival are non refundable.
- No partial refunds apply for shortened stays or reduced guest numbers.
- If we successfully rebook the property for your full cancelled dates, a refund may be provided less a $150 administration fee.
- If Lakeshores Accommodation cancels a booking, we will provide a full refund or suitable alternative accommodation, subject to availability.
- Changes to bookings may incur a fee of up to $150 to cover administrative and rebooking costs.
4. Rates and Occupancy
- Rates are based on the number of booked guests. Additional guests incur extra charges.
- No extra guests beyond the booked number are permitted without prior written approval.
- Lakeshores Accommodation may relocate bookings if necessary due to unforeseen circumstances, for example property damage or urgent maintenance.
5. Arrival and Departure
- Check in: from 2:00 pm
- Check out: by 10:00 am
- Late check outs incur fees from $75 per hour.
- Early check in or late check out requests must be confirmed in writing by Lakeshores Accommodation.
- Guests who significantly overstay without approval may be treated as trespassers, may be removed by law enforcement, and will be liable for additional charges.
6. Guest Responsibilities
- Guests must keep the property clean, tidy and secure during their stay.
- Furniture must remain in its original position. Moving furniture will incur a $150 fee to cover repositioning or actual costs plus an administration fee.
- All rubbish must be correctly disposed of in the appropriate bins. Excess garbage removal will incur fees from $35 or actual contractor costs plus administration charges.
- Barbecues and fireplaces must be cleaned after use. Failure to do so will result in a $150 contractor fee.
7. Smoking and Pets
- Smoking is strictly prohibited inside and outside the property, including balconies and outdoor areas, unless clearly signed otherwise.
- Pets are permitted only at designated pet friendly properties, and only with prior approval and required pet fees paid.
- Unauthorised pets may result in eviction, additional cleaning charges and forfeiture of bond.
- All pet waste and fur must be removed from the property and yard. A fee of $150 will apply if faeces, dog toys and similar items are not removed. Excess cleaning fees may also apply.
- Any damage caused by pets must be rectified at the guest’s expense.
8. Behaviour and Good Neighbour Policy
- Guests must respect neighbours, parking restrictions and community standards at all times.
- Excessive noise after 10:00 pm, parties and large gatherings are strictly prohibited and may result in eviction, forfeiture of bond and additional charges.
- Guests must comply with the NSW Short Term Rental Accommodation (STRA) Code of Conduct. Breaches may lead to penalties, including inclusion on the NSW STRA Exclusion Register.
- Abuse of staff: Abusive, threatening or aggressive behaviour towards Lakeshores Accommodation staff, representatives or contractors will not be tolerated and will result in immediate termination of your stay and eviction without refund, forfeiture of bond, and possible legal action.
- Bad Books Register: Guests who breach these Terms may have their details added to a guest exclusion register (Bad Books Register) which may be shared with other holiday rental providers.
9. Security and Monitoring
- Properties may have external security cameras or noise monitoring devices installed for compliance, safety and protection of the property.
- Tampering with, disabling or obstructing these devices will lead to immediate eviction and may result in additional charges or law enforcement involvement.
10. Maintenance and Issues
- Guests must report any maintenance issues or concerns immediately to Lakeshores Accommodation so that we have the opportunity to address them.
- Compensation or refunds will not be considered unless Lakeshores Accommodation has been given a reasonable opportunity to resolve the issue during the stay.
11. Property Access
- Lakeshores Accommodation and authorised contractors reserve the right to enter the property to conduct necessary maintenance, repairs or inspections.
- Wherever possible, reasonable notice will be provided, except in urgent or emergency situations.
12. Liability and Insurance
- Lakeshores Accommodation and property owners are not liable for personal loss, injury or property damage caused by events beyond our control, except where required by Australian Consumer Law.
- Guests are strongly encouraged to obtain travel insurance to cover unforeseen circumstances, cancellations and interruptions.
- Guests are responsible for supervising children and pets at all times, particularly around water, stairs, balconies, roads and fireplaces.
13. Guests’ Personal Belongings
- Lakeshores Accommodation and property owners are not liable for any loss, theft or damage to guests’ personal belongings during their stay.
- Guests are responsible for securing their items and should ensure doors and windows are locked when leaving the property.
- Any belongings left behind after departure can be returned at the guest’s expense, plus a $50 handling fee.
14. Bond and Damages
- A bond, minimum $500, is required and may vary depending on the property.
- Damages, extra cleaning, unauthorised guests, overstays or other breaches of these Terms may result in deductions from the bond.
- Guests are liable for any costs exceeding the bond amount.
- Bond deductions will equal the actual costs of rectifying damage, extra cleaning or losses caused by breaches. Any remaining balance will be refunded within 7 days of departure.
- For claims over $150, an $80 processing fee will apply in addition to the actual costs.
- Guests agree not to dispute or charge back valid charges made under these Terms.
15. Privacy and Data Protection
- Personal information is collected to manage bookings, communicate with guests and comply with legal obligations.
- Data handling is carried out in line with the Australian Privacy Principles and Lakeshores Accommodation’s Privacy Policy.
16. Accessibility and Anti Discrimination
- Lakeshores Accommodation welcomes all guests equally and complies fully with Australian anti discrimination laws.
- Please advise us of any accessibility requirements or special needs at the time of booking so that we can confirm whether the chosen property is suitable.
17. Force Majeure, Unforeseen Events
- Lakeshores Accommodation is not liable for bookings impacted by events beyond our reasonable control, including natural disasters, government actions, pandemics, power outages or other unforeseen events.
- Where possible, guests will be offered alternative arrangements, date changes or refunds in line with applicable law and our policies at the time of the event.
